What is covered by an inspection?

The entire house is covered except any items that are inaccessible or cannot reasonably be inspected. An inspection includes the foundation, electrical system, plumbing fixtures, drains, and water supplies, heating and air conditioning equipment, the roof, attic and crawlspaces. Additional optional items are features such as the sprinkler system, swimming pool, and outbuildings.

Should a new home be inspected?

Absolutely. New homes are built very quickly and sometimes supervision is lacking. The beginnings of foundation problems, gas leaks, improper equipment installation and missing flashings are just some of the common defects found in new houses.

What do the cracks in the walls mean?

That depends on the type of cracks and the width of the cracks. Minor cracking in the brick mortar and sheetrock is usually typical and caused by the movement of the house due to the soil. However, cracks might also mean that foundation repairs are needed. It is always a good idea to have any cracking examined by a professional.

How long should an inspection take?

Inspection time can vary depending on the number of problems that the house has. In general and inspection should take approximately 1 hour per one thousand square feet.

When should I call for an inspection?

Typically an inspection is not called for until the contract has been negotiated. Occasionally someone will need an inspection just to determine if a contract is worth pursuing, however, it requires the seller's permission to do this. Most inspection companies are quite busy. You should call as soon as the contract has been accepted, as the typical waiting period for an inspection with Stafford Inspections is 5 -7 days. Also be sure that your contract allows sufficient time to get the inspector of your choice.

Who pays for the inspection?

The person who is purchasing the inspection will pay under most conditions. (This is usually the buyer.)
